EPDM (ethylene propylene diene monomer) is a synthetic rubber membrane that has been protecting flat and low-slope roofs in Western New York for over 50 years. When installed correctly, EPDM handles Lake Effect snow loads, freeze-thaw cycles, and standing water that would destroy other roofing materials in months.
We install EPDM on commercial buildings, warehouses, home additions, garages, porch roofs, and any flat or low-slope section under 4/12 pitch. Mechanically fastened, ballasted, or fully adhered depending on the structure and exposure. EPDM Roof Installation
New EPDM installation in Buffalo and Rochester starts with the substrate. The deck has to be clean, dry, and level. We use insulation board (polyiso) over the deck when needed for thermal performance and to bring the surface to spec. Tapered insulation creates positive drainage on roofs that would otherwise pond water.
The EPDM membrane goes down in large sheets to minimize seams. Mechanical fasteners secure the membrane to the deck through the insulation. Seams are sealed with primer and seam tape or adhesive, then rolled to ensure full contact. Every seam is checked before we leave the site.
Flashing details around walls, drains, pipes, and curbs are critical. We use uncured EPDM flashing material that conforms to irregular shapes, sealed with EPDM-specific adhesive. Done right, a commercial EPDM roof lasts 25 to 30 years in Western New York.

EPDM Repair and Restoration
Most EPDM calls in Western New York are leak repairs. The membrane itself is durable, but seams age, flashings lift, and punctures happen from foot traffic, fallen branches, or HVAC work. We find the leak source by tracing water back from the interior damage and pressure-testing seams.
Seam repairs get cleaned, primed, and patched with new EPDM material and seam tape. Punctures get patched with circular EPDM pads sized to extend at least 4 inches past the damage in every direction. Flashing failures get rebuilt with new uncured EPDM and proper termination.
